Lincs Firestop was appointed as the passive fire protection contractor for the redevelopment of Meridian Exchange, a 14-storey mixed-use commercial building in the Midlands city centre.

As a high-rise residential scheme classified as a higher-risk building, the development demanded rigorous compliance with the latest Building Safety legislation and full traceability of all passive fire protection works. The structure featured complex façade interfaces, multiple service risers, and several structural transfer levels — significantly increasing the technical requirements for maintaining compartmentation integrity throughout the build.
Project Overview
Northgate Tower is a 16-storey residential development delivering 198 private and affordable apartments alongside ground-floor commercial space and shared amenity areas.
Due to the building’s height and occupancy type, the fire strategy required enhanced compartmentation performance, third-party accredited systems, and detailed installation records. The scheme incorporated extensive MEP services running vertically and horizontally through floors and walls, creating a high volume of penetrations and movement joints requiring compliant firestopping solutions.
Works were delivered within a compressed programme alongside façade, MEP and fit-out contractors. Coordination was critical to prevent clashes and avoid costly remedial works. In addition, the project targeted strong sustainability credentials, requiring fire protection systems compatible with modern construction materials and long-term durability standards.
Our Approach
Lincs Firestop engaged at an early stage to review drawings, service layouts and structural details in collaboration with the principal contractor and design team. Through proactive coordination and detailed BIM reviews, we identified potential compliance risks before installation began.

All works were completed using third-party certified systems, with comprehensive photographic records and digital documentation provided at handover to ensure full traceability under Building Safety requirements.
