As a large-scale mixed-use commercial development, the scheme required strict compliance with current Building Regulations and detailed quality assurance processes across all passive fire protection elements. The structure incorporated multi-level office accommodation, retail units and basement plant areas, creating complex service interfaces and high-density penetration zones that demanded precise compartmentation control.
Project Overview
Harbourview Plaza is a 10-storey commercial office development delivering 185,000 sq. ft. of Grade A workspace alongside ground-floor retail and two basement levels for plant and parking.
The building’s open-plan design and exposed service installations required a coordinated fire strategy to maintain compartment integrity without compromising architectural intent. Significant MEP infrastructure ran throughout the core and floor plates, resulting in a high volume of service penetrations across fire-rated walls and floors.
Works were delivered within a live city-centre environment, with tight logistical constraints and phased handovers to incoming tenants. Maintaining programme momentum while ensuring fully compliant installations was critical to overall project success.
Our Approach
Lincs Firestop worked closely with the principal contractor and MEP teams to review service drawings and identify firestopping requirements prior to installation. Early coordination reduced risk, avoided rework, and ensured seamless integration with other trades.
